Essa mudan\u00e7a permite a quem vive nas regi\u00f5es Norte e Nordeste obter financiamentos com juros de at\u00e9 4% ao ano.<\/p>\n<p>Al\u00e9m disso, o limite de renda para se enquadrar na Faixa 1 do MCMV foi ajustado dos atuais R$ 2,4 mil para R$ 2,64 mil, conforme estabelecido na Medida Provis\u00f3ria n\u00ba 1.162 aprovada pelo Congresso Nacional no dia 13 de junho. Agora, a redu\u00e7\u00e3o na taxa de juros passa a ser de 0,50% para as fam\u00edlias reenquadradas.<\/p>\n<p><strong>DESCONTO &#8211;<\/strong>\u00a0O Conselho tamb\u00e9m aprovou a amplia\u00e7\u00e3o do desconto oferecido no valor da entrada para aquisi\u00e7\u00e3o do im\u00f3vel. Atualmente restrita a R$ 47,5 mil, o subs\u00eddio concedido pelo FGTS poder\u00e1 chegar a R$ 55 mil. Esse limite n\u00e3o era revisto desde 2017.<\/p>\n<p>Os ajustes promovidos permitir\u00e3o ainda que o valor m\u00e9dio do desconto para a Faixa 1 seja ampliado. Uma fam\u00edlia com renda mensal de R$ 1.650, ao adquirir um im\u00f3vel no valor de R$ 172 mil em Manaus (AM), tem o subs\u00eddio ampliado de R$ 47,5 mil para R$ 55 mil. J\u00e1 uma fam\u00edlia com renda de R$ 1.980,00, adquirindo o mesmo im\u00f3vel, passar\u00e1 a acessar um subs\u00eddio de R$ 41,8 mil &#8211; 15% maior que o vigente de R$ 36,4 mil.<\/p>\n<p><strong>LIMTES M\u00c1XIMOS &#8211;<\/strong>\u00a0Outra mudan\u00e7a aprovada \u00e9 a determina\u00e7\u00e3o de novos limites m\u00e1ximos para os im\u00f3veis do Minha Casa, Minha Vida. Os benefici\u00e1rios Faixa 3 v\u00e3o poder adquirir im\u00f3veis com valor de venda de R$ 350 mil em todo o territ\u00f3rio nacional, independentemente da localidade. Antes, o limite era de R$ 264 mil. Para as fam\u00edlias das Faixas 1 e 2, o limite passa a variar entre R$ 190 mil e R$ 264 mil, a depender da localidade.<\/p>\n<p>A estimativa \u00e9 que a medida traga um incremento de 57 mil novas contrata\u00e7\u00f5es na faixa 3, das quais 40 mil em 2023. Al\u00e9m disso, o conselho estima um crescimento de 12% nas contrata\u00e7\u00f5es, com cerca 330 mil unidades para fam\u00edlias com renda de at\u00e9 R$ 3,3 mil.
