Nesta quinta-feira (20), o Conselho de Arquitetura e Urbanismo do Distrito Federal (CAU-DF)<\/a> emitiu uma nota p\u00fablica sobre a aprova\u00e7\u00e3o do Plano de Preserva\u00e7\u00e3o do Conjunto Urban\u00edstico de Bras\u00edlia (PPCUB).<\/a> O projeto foi aprovado na C\u00e2mara Legislativa do Distrito Federal (CLDF) na quarta-feira (19).<\/span> <\/p>\n

O CAU-DF declarou que \u201ca aprova\u00e7\u00e3o da lei, sem a devida discuss\u00e3o e an\u00e1lise t\u00e9cnica, foi, na vis\u00e3o do Conselho, equivocada\u201d. Para o Conselho, a aprova\u00e7\u00e3o precipitada do projeto sem a participa\u00e7\u00e3o social e uma an\u00e1lise t\u00e9cnica cuidadosa compromete um \u201cdesenvolvimento urbano justo e sustent\u00e1vel, conforme os princ\u00edpios estabelecidos pela Constitui\u00e7\u00e3o Federal\u201d.<\/span> <\/p>\n

Al\u00e9m disso, o CAU-DF criticou o m\u00e9todo de aprova\u00e7\u00e3o do projeto, que teve as emendas votadas em blocos, dificultando uma an\u00e1lise t\u00e9cnica aprofundada. O Conselho tamb\u00e9m destacou a aus\u00eancia de um texto final antes da vota\u00e7\u00e3o. \u201cO projeto foi aprovado sem nem mesmo ter sido apresentado o texto final\u201d, afirmou a nota.<\/span> <\/p>\n

O que \u00e9 o PPCUB?<\/b> <\/h5>\n

O Plano de Preserva\u00e7\u00e3o do Conjunto Urban\u00edstico de Bras\u00edlia (PPCUB) \u00e9 um projeto que estabelece regras sobre o que pode ser feito na \u00e1rea tombada da capital federal. <\/span> <\/p>\n

O projeto, de autoria do governo do Distrito Federal (GDF), foi enviado para an\u00e1lise da CLDF ap\u00f3s 15 anos de discuss\u00f5es sobre as regras. O texto passou por cinco comiss\u00f5es antes de ser levado \u00e0 vota\u00e7\u00e3o no plen\u00e1rio, onde foi aprovado em primeiro e segundo turno, com 18 votos a favor e seis contra. Todos os 24 deputados distritais participaram da vota\u00e7\u00e3o do PPCUB.<\/span> <\/p>\n

Principais mudan\u00e7as<\/b> <\/p>\n

As mudan\u00e7as aprovadas no Plano de Preserva\u00e7\u00e3o do Conjunto Urban\u00edstico de Bras\u00edlia (PPCUB) incluem a cria\u00e7\u00e3o de lotes nos Setores de Clubes Norte e Sul e altera\u00e7\u00f5es no tra\u00e7ado do W2 Sul. No Noroeste, haver\u00e1 a desconstitui\u00e7\u00e3o de lotes, mesmo em \u00e1reas de relevante interesse ecol\u00f3gico.<\/span> <\/p>\n

Nos Setores de Embaixadas Norte e Sul, ser\u00e1 permitida a constru\u00e7\u00e3o de com\u00e9rcios varejistas que vendam alimentos, bebidas e cigarros, al\u00e9m de lojas de materiais de constru\u00e7\u00e3o. O Setor Hoteleiro Norte e Sul ter\u00e1 autoriza\u00e7\u00e3o para a constru\u00e7\u00e3o de pr\u00e9dios mais altos, com hot\u00e9is mais baixos podendo chegar a 35 metros de altura, aumentando de tr\u00eas para 12 andares. <\/span> <\/p>\n

No final da Asa Sul, ser\u00e1 liberada a constru\u00e7\u00e3o de lojas, restaurantes e um camping no gramado pr\u00f3ximo ao viaduto da L4 Sul. J\u00e1 nas Quadras 700 e 900 Sul e Norte, haver\u00e1 a possibilidade de constru\u00e7\u00e3o de pousadas, apart-hot\u00e9is, hot\u00e9is e mot\u00e9is.<\/span>
